Illustrative example:
Mr Smart took out a CZK 4,500,000 American Mortgage (Home Equity Loan) with a repayment term of 30 years and a 3-year fixation period. His interest rate was 5.38% p.a.
Throughout the initial fixation period, he repaid his loan regularly and on time, made no extraordinary repayments, and met all the Mortgage Repayment Reward Programme conditions. During this period, he paid a total of CZK 711,320.40 in interest.
As his loan falls within the band eligible for a 4% reward on the interest paid, he will receive a reward of CZK 28,452.82 at the end of the initial fixation period.
This amount will be used as an extraordinary repayment of the loan principal, reducing the outstanding balance and, consequently, the regular monthly instalment.
Note: This example shows the reward for the initial fixation period only. The reward for the second and each subsequent fixation period cannot be determined reliably when the loan is arranged, as it depends, among other things, on the outstanding loan balance at the beginning of the relevant fixation period and the actual amount of interest paid during that period. Therefore, the exact reward amount will always be calculated before the start of each new fixation period and communicated to the client via Internetbanking.

Loan drawdown
The maximum drawdown period is 3 months.
Repayment
Your American Mortgage (Home Equity Loan) is repaid in monthly annuity instalments collected by direct debit from a current account held with Fio banka, free of charge. The monthly instalments remain fixed throughout the selected interest rate fixation period.
Each annuity instalment consists of interest and principal repayment. The first annuity instalment is due on the 15th day of the month following the agreed end of the loan drawdown period.
What to do if you have difficulties repaying your loan
- If you do not have sufficient funds to repay your loan, address the situation immediately.
- Visit any of our branches, call our Customer Service Line on +420 224 346 800, or send us a message via Fio Service in Internet Banking so that we can work together to find a solution.
- Every case is assessed individually. Possible solutions include a repayment holiday or lower monthly instalments by extending the loan repayment term.
- You can also take out Payment Protection Insurance, as described below.
Payment Protection Insurance
Would you like greater peace of mind in the event of unexpected life situations? Take out Payment Protection Insurance to help cover your loan repayments in the following cases:
- Death
- Permanent disability (Level III)
- Temporary incapacity for work
- Loss of employment
By taking out Payment Protection Insurance, you will receive a 0.2% discount on your interest rate.

Package A – Death + Permanent disability (Level III) – annual premium of 0.6% of the mortgage amount
Package B – Death + Permanent disability (Level III) + Temporary incapacity for work – annual premium of 0.7% of the mortgage amount
Package C – Death + Permanent disability (Level III) + Temporary incapacity for work + Loss of employment – annual premium of 0.85% of the mortgage amount
The insurance is available for both new and existing mortgages (for existing mortgages, the interest rate reduction will take effect from the second subsequent monthly instalment).
